If your bank has recently knocked back your business loan, or the approval process dragged on for weeks, you’re not alone. Australia’s commercial lending market has shifted in a big way over the past year, and more businesses are finding their answer outside the big banks.
Non-bank lenders are no longer the “last resort” option
For many small and medium businesses across the Central Coast and beyond, they’ve become the faster, more flexible choice. Here’s what’s changed, why it matters, and how to work out whether a non-bank lender could be right for your business.
What’s changed in commercial lending?
In short, the major banks have tightened up while non-bank lenders have opened their doors wider.
Commercial brokerage Valiant Finance analysed around 10,000 commercial settlements from the 2025–26 financial year. It found the major banks tightened their credit policies, while non-bank and alternative lenders moved the other way, loosening their rules and competing hard to lend. They also wrote larger loans for a wider range of business borrowers. (Broker News; The Adviser)
The Reserve Bank backs this up. Its February 2026 Bulletin confirmed that the non-bank share of business lending has grown significantly since 2022, particularly for smaller SME loans.
The broader numbers tell the same story. PwC analysis of APRA data found non-bank lenders grew their lending at an annualised pace of 8.6% over the six months to March 2026, compared with 4.7% for the major banks. (The Adviser)
Brokers are following the trend too. A 2026 survey of more than 700 brokers found non-bank lenders recorded the strongest growth in broker usage for commercial loans. (Broker Daily)
Why are the banks saying no more often?
A few forces are behind the shift:
- Tax debt. Traditional banks have tightened restrictions on businesses carrying tax debt. Non-bank lenders have stepped into that space with faster approvals and larger limits.
- Regulatory and capital constraints. Banks operate under strict capital and credit rules, which limit how flexible they can be with business borrowers. Non-banks have more room to tailor a solution.
- A fresh look at credit scores. Many lenders have changed how they interpret personal credit scores, widening their appetite across a larger range of clients.
The result is a gap that non-banks are filling. And business owners are comfortable with it: ScotPac’s SME Growth Index found 92% of Australian SMEs have used, or would consider using, a non-bank lender for their commercial finance.
Rates have held steady, so it may be time for a review
Here’s some welcome news. Across the 2025–26 financial year, the RBA cash rate swung between 3.6% and 4.35%, yet commercial lending rates barely moved. Lenders largely absorbed the volatility rather than passing it on to borrowers.
That creates an opportunity. If your business is sitting on an older facility at a higher rate, or one that no longer fits how your business operates, it could be worth reviewing your options. A refinance may free up cash flow, improve your terms or give you room to grow.
Non-bank doesn’t mean second best
There’s still a perception that non-bank lenders are only for borrowers who can’t get a “real” loan. That’s simply not the case anymore. Non-bank lenders are established, regulated institutions, and brokers now see them as reliable partners for everyday business borrowers, not just complex cases.
They can be a strong fit if your business:
- Needs a fast decision to seize an opportunity
- Has irregular income, is newer, or is self-employed with alternative documentation
- Is carrying tax debt or has a less-than-perfect credit history
- Needs a tailored structure the banks won’t offer
That said, every lender is different. Rates, fees, terms and policies vary widely, and the right choice depends on your business, your goals and your cash flow. That’s where comparing your options properly makes all the difference.
