It definitely pays to do your homework on the property market before you dive in, and we’re excited to be on board to help you when it comes to financing your decision.

The first point of call is to talk to us on how you go about the finance process, what lenders and interest rates we can access, and who else you need to engage. As there are thousands of mortgage products in the market, no borrower is the same, so it is our objective to steer you into the right product and benefits.

Most borrowers lead with interest rate; however, we tend to work backwards where we understand first your personal circumstances, objectives and requirements. Once this is determined we can then work through the best interest rate, charges and fees that match your needs.

Once this is determined you should then engage with a solicitor or conveyancer, and if you are an investor check in with your accountant or financial planner to understand the tax benefits of owning an investment property.

The next step is to find that elusive property. Before you do head out to look at properties, it is important to obtain a pre-approval from us which will provide the confidence knowing your spending or borrowing power, and to show the Real Estate Agent that you are a serious buyer.

Make sure you have funds available for your stamp duty, legal and extras for utilities, strata levies, and government registration fees.

Once purchased, we would then require a copy of the vendor signed contract of sale to undertake a valuation and meet the conditions of the loan pre-approval. Upon meeting these conditions, the lender will issue a formal unconditional approval, at which point you can exchange contracts and pay the 10% deposit.

Loan documents from the lender will issue and as settlement date approaches your solicitor/conveyancer will work with the purchasers and lenders legal teams to ensure a smooth handover of the title.

At this point it’s congratulations, you’re now owner of a new home!
